Tell a tenant about a rent increase properly. Warns if it is within 2 years of the last one, outside June and July, or above 15%.
Under the 1991 Act, either side can ask the Rent Controller to fix a standard rent (annual rent of 15% of the premises' market value), which can be re-fixed every two years. Dhaka North's 2026 guideline adds: no increase within two years, increases only in June and July, and by agreement. The tool flags each of these.
